Just moved into my Salarpuria Sattva flat in Kothapet last month. Everyone glorifies the initial price, but nobody talks about the hidden charges jo baad mein aate hain. Maintenance deposit, utility connection charges, OC fees... sab milake bahut zyaada ho gaya. Construction-linked payment mein bhi interest ka calculation... Change my mind, is there any project jismein sab transparent ho?

The best we can do is get a very detailed cost sheet *before* booking, ideally with a lawyer's review. Also, ask for a clear breakdown of what's included in the 'all-inclusive' price if they claim one. It's tiring, but vigilance is key. What did you end up doing, OP? Did you challenge these charges?
RERA guidelines don't cover everything, that's the issue. Builders find loopholes and exploit them.
OP, can you please share specifics? Like, what was the initial quoted price per sqft and how much did these 'hidden charges' add up to, percentage-wise? It would really help us understand the scale of the problem. Is this common practice for all builders in Hyderabad?

10-15% is insane! And with current market conditions in Hyderabad, every rupee counts, especially for first-time buyers.
U5, I can give you some numbers based on my experience with another Salarpuria project, though not in Kothapet. My base price was 5500/sqft. Then add GST (5%), registration (approx 0.5% + stamp duty 6.5%), amenities (2-3 lakhs), corpus fund/maintenance deposit (2 years advance, 50-70k), electricity/water connection (1-1.5 lakhs), and OC charges (around 50k). All this easily adds 10-15% to the total cost. It's a significant jump.
Yaar, Salarpuria Sattva ka toh pata nahi, but mere friend ne Begumpet mein ek project liya tha, same story. Booking ke time they promised the world, but possession ke time so many 'miscellaneous' charges came up. Stamp duty, registration, legal fees, then electricity connection, water connection, even society formation charges. It's like a never-ending list. Is there any builder who actually gives an all-inclusive price upfront?
Exactly U3! The legal fees also get inflated sometimes. My lawyer found discrepancies in the 'legal fees' charged by the builder for the agreement. We had to fight for it. Transparency is a myth in this market.

Totally agree with the original post! Builders show one price, then add so many things later. My experience with a project near Attapur was similar. It's so frustrating for first-time buyers like us who are already stretching our budgets. They just keep adding charges like there's no tomorrow.
