₹1.8 crore for a 3BHK in Gachibowli, or even a villa in Tellapur, feels like a huge jump from my current 2BHK in Manikonda. I'm seriously thinking of upgrading, but this next home loan has to be for something solid. Looking at projects like Sattva Lake Ridge, among others. My biggest concern is the legal side. How do you actually check RERA registration for red flags, beyond just seeing if it's registered? Is there a way to verify the builder's legal track record, like past delays or disputes? Also, for title verification, what are the critical steps most people skip? Should I be worried about sub-leased land versus freehold? And if a builder defaults on possession, what are the real legal options under RERA? Is it genuinely effective?
