Budget finalised, loan pre-approved – now stuck on payment plans for Salarpuria Sattva in Kokapet. I'm based in Dubai, so site visits aren't easy. I'm eyeing a 3BHK around ₹1.8 Cr. Builder is pushing for construction-linked payment (CLP), but I'm wondering if a higher down payment makes more sense. Kya benefits hain for an NRI investor like me? With CLP, project delays ka risk rehta hai, right? EMI start ho jaati hai and possession ka pata nahi. Agar upfront zyada pay karte hain, can we negotiate better pricing or get some other perks like PLC waivers? Also, legal clarity ke liye power of attorney set up karna padega. Has anyone invested remotely in Hyderabad and found one plan better for ROI or risk management, especially with Builders like Salarpuria Sattva? Which payment plan is smarter?

Bhai, project delays ka risk toh 100% rehta hai CLP mein. My personal experience with a builder in Attapur was terrible. Booked with CLP, EMIs started, and then the project got stuck for almost 3 years. Builder ne toh koi compensation
Totally agree with U1. CLP is a trap for many, especially if you're not physically present to monitor. Kokapet is definitely a hot spot, good choice for investment. But Salarpuria Sattva ka track record mixed hai. My friend booked a flat in Ameerpet a few years back, unka project bhi delay hua tha. Higher down payment will give you more control and peace of mind. NRI ke liye toh yeh aur bhi important hai.
NRI investor ho toh CLP se bachna hi better hai. Especially for a project like Salarpuria Sattva in Kokapet. Hyderabad market mein delays common hain, aur NRI ke liye follow-up karna aur bhi mushkil. My cousin faced huge issues with a project near Alwal, same builder, same promise. They delayed by almost 2 years! Upfront payment mein negotiation ka scope toh milta hi hai, saath mein builder bhi serious ho jaata hai. PLC waivers ya interior upgrades mil sakte hain. Risk kam hota hai, ROI bhi better hone ke chances hain agar project time pe complete ho. Power of attorney ka toh karna hi padega, warna har cheez ke liye aana padega. Best to get a good legal advisor for that.
