Kothapet keeps coming up every time I shortlist something. Fed up of renting, I'm eyeing a 3BHK at Salarpuria Sattva. Property ka market value seems high already. Is there any chance of price correction for a better entry point? Also, ₹1.5 Cr ke flat pe stamp duty and registration kitna lagta hai, approx? Trying to figure out total acquisition cost. Any insights?

Dekho, Salarpuria ka track record mixed hai. Mere ek friend ne Ameerpet mein unka project liya tha, possession mein do saal delay ho gaya. Kothapet mein bhi similar issues sunne ko mile hain. 1.5 Cr is a huge amount, make sure you check their RERA timelines carefully. Market value high hai toh rental yield bhi check karna, kahin sirf appreciation ke bharose na reh jao. Kothapet ka infrastructure development abhi bhi chal raha hai, traffic bhi issue hai. Thoda research aur karo before committing.

Yaar, Kothapet ki connectivity toh zabardast hai, especially ORR se. Salarpuria ka construction quality bhi decent hai. Price correction ka toh pata nahi, but demand strong hai. Stamp duty approx 7-7.5% pakad ke chalo for 1.5 Cr. Registration aur sab mila ke.
