Visited Salarpuria Sattva's project in Rajendranagar last weekend, looking for another investment. The base price for a 3BHK was around ₹1.2 Cr, but honestly, I'm questioning the negotiation space. From my experience with previous buys, 5-7% off base price was doable. Is that realistic in Hyderabad right now? The market seems pretty hot. Also, the pre-launch pricing angle – is it genuinely cheaper or just a marketing tactic? I've seen projects launch lower then quickly match market rates. What's the actual total cost of acquisition here? Beyond stamp duty and registration, what hidden PLC or floor rise charges have you guys encountered? Trying to figure out the real ROI.

Bhai, negotiation toh bhool jao. Salarpuria Sattva ka naam hi kaafi hai, especially in Rajendranagar. Pata nahi, mujhe toh lagta hai they barely budge. 5-7% off base price? Aajkal 2% bhi mushkil hai, yaar. I faced the same when looking at a project near Attapur.
