Uppal – Salarpuria Sattva's super area vs carpet area seems off. How do you verify actual usable space? Is construction-linked payment smarter than down payment for EMI math?

CLP sounds good on paper, but if the project gets delayed, you're stuck paying EMIs for a house that's nowhere near completion. Happened to my cousin with a project in Ameerpet. Better to pay a higher down payment if you can manage and get a project closer to possession, even if it means slightly higher EMIs initially. That peace
Super area ka toh pura scam hai, bhai. Builders add common areas, stairs, lift shafts, balconies – sab kuch. Mera ek dost Attapur mein Salarpuria ka project dekh raha tha, uska carpet area 65% of super area hi nikla after measurement. RERA ne kuch rules banaye hain, but still, developers find loopholes. Always ask for RERA carpet area in writing!
Yes, RERA rules allow you to claim compensation or even exit the project if the carpet area changes by more than 3%. But getting that compensation is a long battle, bhai. Better to be careful beforehand.
65%? That's insane! Is there any penalty if they deviate too much from the promised carpet area? My current rented place in Alwal feels bigger than what they're showing for a 2BHK super area.
Yaar, I was just thinking the same thing! Salarpuria ki site pe numbers dekh ke dimaag ghoom gaya. Yeh carpet area aur super area ka difference itna kaise ho sakta hai? How do we actually measure the usable space before booking? And for EMIs, construction-linked payment better hai ya down payment?
CLP (Construction-Linked Payment) is always better for your cash flow, especially if you're a first-time buyer. Down payment mein ek saath itna bada chunk nikal jaata hai, then EMIs start immediately. But haan, builder delays are a big risk with CLP, you end up paying for something that's not ready.
Totally agree with you! I saw their project near Begumpet, same issue. Builder ke sales reps toh bas figures bol dete hain, actual floor plan mein kuch aur hi dikhta hai. It's so confusing for first-time buyers like us.
