Been looking for 8 months now. Salarpuria Sattva in Tellapur is quoting crazy floor-rise premiums for 3BHKs. They're adding lakhs for higher floors. Is it worth it for an investor? Does it impact resale or just builder profit? What's a reasonable PLC?

Salarpuria Sattva ka track record bhi utna solid nahi hai. Possession delays ki complaints aati rehti hain. Tellapur mein itna premium dena for a builder with questionable delivery, makes me nervous. Is it even worth considering then?
Meri bhi same worry hai. I was looking at a 2BHK in Begumpet, builder was asking for 1.5L extra for 5th floor. What if the market corrects in 5 years? Will this premium ever be recovered
U4, you hit the nail on the head. Right now, Hyderabad market is seeing a lot of new launches, especially in areas like Tellapur and Kokapet. Builders are pushing hard. But for first-time buyers, it's risky. That floor-rise premium doesn't really translate to better resale value unless the view is absolutely stunning. Otherwise, it's just a way to squeeze more money. I'd say look at projects with more transparent pricing or try to negotiate hard.
Bhai, Salarpuria Sattva ka toh yahi haal hai. Tellapur mein prices already upar hain, upar se floor-rise premium alag. Totally feel like a rip-off. Kya karein yaar, first-time buyer ke liye toh budget hil jaata hai.

U1, sahi kaha! Mera friend bhi Alwal mein dekh raha tha, same issue. Builders are just cashing in on demand. For Salarpuria Sattva, I heard their per sqft rate is around 7500-8000 for lower floors, and then they add 50-75 rupees per floor. That's easily 2-3 lakhs extra for a 10th floor flat. It definitely impacts your overall budget, especially for a 3BHK.
