Salarpuria Sattva Tellapur: Hidden costs aur negotiation tips?
Tellapur mein Salarpuria Sattva ke projects dekh raha hoon for a 3BHK. Currently, I'm in a 2BHK in Gachibowli, thinking of upgrading. Builders quoted around ₹1.8Cr, but yaar, all-in cost kitna hota hai? They just give base price. Is it just stamp duty and registration, ya kuch aur bhi hai? PLC, parking, maintenance deposit, interiors ka estimate kitna lagaun? Builder sales waale toh sirf flat price batate hain. Last time jab liya tha, possession ke time bohot hidden charges nikle the, like electricity meter charges, society formation fees. Hyderabad mein negotiation kitna chalta hai? Can we actually knock off 5-10% in areas like Tellapur or Narsingi? Builders seem pretty rigid with prices now. I already have a home loan, so every rupee counts. Any experiences with Salarpuria Sattva's hidden costs ya negotiation?

I'm also looking at Salarpuria Sattva in Tellapur! This thread is so helpful. I was only thinking about stamp duty and registration. Now I see there's so much more. Mera budget bhi tight hai, so this 1.8 Cr is already stretching it. Maybe I should rethink or look at slightly older properties in Banjara Hills for better value?
Haan, Salarpuria Sattva ke projects mein, interiors ka estimate hamesha higher side pe rakhna. ₹1.8 Cr ke flat mein at least 15-20 lakh toh pakad ke chalo for decent interiors (wardrobes, modular kitchen, light fixtures, false ceiling). Builder ka standard finish usually basic hota hai. Electricity meter charges, society formation fees, these are standard now, unfortunately. I bought in Alwal a few years back, and I was shocked by these 'miscellaneous' costs. My advice is to get a detailed cost sheet from them, line by line, and then add a 10-15% buffer for unexpected expenses. That way, you won't be caught off guard.
U12, yes, unfortunately, it can easily cross that mark. My friend in Ameerpet just got possession of his 3BHK, original quote 1.6 Cr, final all-in (including basic interiors) was close to 2.1 Cr. The property market in Hyderabad is booming, but buyers need to be super careful with the 'all-in' cost. Always factor in a good buffer.
15-20 lakh for interiors? That's a huge chunk! So if the flat is 1.8 Cr, with hidden charges + interiors, it easily crosses 2.2 Cr? Is that a realistic total cost for a 3BHK in Tellapur right now?
Negotiation ka scene Hyderabad mein ab pehle jaisa nahi raha. Especially in prime areas like Gachibowli, Narsingi, ya Tellapur, builders have become very rigid. Pehle 5-10% was doable for sure, especially if you paid in cash or were an early bird. But with current market conditions, demand high hai and inventory kam, toh they hardly budge. Maybe 1-2% on the base price, ya phir kuch freebies like modular kitchen ya ACs. For Salarpuria Sattva specifically, they are a big brand, so they have even less incentive to negotiate. Your best bet is to push for waiver on PLC or floor rise charges.
U9, you can try for free stamp duty and registration, or if they can absorb the GST part. Kuch builders agar inventory clear karna chahte hain, toh they might offer that. Also, sometimes if you are buying a higher floor or specific facing flat that's not selling as fast, you might get a better deal. Aur agar unka loan tied up hai kisi specific bank se, toh interest rates mein thoda help mil sakti hai. Tellapur mein abhi bhi thoda scope hai compared to Narsingi, but don't expect miracles.
Yaar, 1-2% toh kuch nahi hua 1.8 Cr pe. Matlab, 3-4 lakh ka hi benefit. Kya matlab phir itna tension lene ka? Kuch aur tips hain kya negotiation ke liye? Jaise ki payment plan mein flexibility ya kuch aur?
Totally agree. Main Begumpet mein ek project dekh raha tha, wahan toh builder ne saaf mana kar diya negotiation ke liye. Bola, 'Sir, we are selling at RERA-approved rates, no scope for discount.' Sirf registry charges mein thoda adjustment hua. Demand sach mein high hai, especially for ready-to-move-in. Tellapur mein bhi same scenario hoga.
Absolutely, the hidden costs are a nightmare! I had a similar experience with a builder in Narsingi. They quoted 1.5 Cr for a 3BHK, but by the time of possession, it was almost 1.75 Cr. PLC, car parking, amenities charges, society corpus fund - yeh sab toh standard hai. But then come the 'surprise' ones like electricity infrastructure charges, water connection, GST on amenities. Salarpuria Sattva ka track record bhi mixed hai, make sure you get everything in writing.
U5, haan, GST on construction services is usually 5% without ITC. But kuch builders base price me include karte hain, kuch separate dikhate hain. It's on the *total consideration* for the flat, not just the base price. So, even if they say base price is X, the GST calculation will be on X + PLC + parking + amenities, etc. Confusing, I know. Always ask for a *detailed breakup* of all charges before booking. Yeh builders ki sabse badi trick hai.
Oh god, GST on construction services? Ye kya naya charge hai? Matlab jo base price pe GST lagta hai, uske alawa bhi kuch aur hota hai kya? Please elaborate, I'm totally lost with these calculations.
Sahi kaha aapne. Mera cousin ne bhi Salarpuria Sattva ke ek project mein liya tha, Bangalore mein. Usne bataya ki jo final cost nikla, usme 5-7% toh sirf hidden charges hi the. GST on construction services bhi add ho jata hai na upar se.
Bhai, Salarpuria Sattva? Sun ke hi darr lag raha hai. Main bhi Tellapur mein dekh raha hoon, but 1.8 Cr for a 3BHK wahan? Thoda high nahi lag raha? Aur hidden costs toh har builder ka game hai. Meri friend ne Attapur mein liya tha, usko toh 15% extra lag gaya tha final mein. You're right, they only quote base price.
