My kids have moved out, looking for a manageable 3BHK. Considering Salarpuria Sattva's Lake Ridge, Narsingi. How are their post-possession maintenance charges? Don't want future surprises.

This is a widespread issue, not just with Salarpuria Sattva. In the current Hyderabad market, with property prices already high, maintenance becomes a significant recurring cost. My advice would be to look at the RERA agreement carefully. Check if there's a clause about maintenance increase percentage annually. Sometimes, they link it to inflation, sometimes it's arbitrary. For a 3BHK, you'll feel the pinch more if it's not managed well. Ask for current residents' contact details if possible.
Haan, these builders are very clever. They show you the base price, but then add club house charges, corpus fund, parking maintenance, property tax, electricity common area charges separately. Salarpuria Sattva is no exception. Make sure you get everything in writing about what constitutes 'maintenance' and what's extra. Don't rely on verbal assurances.
So, what's the typical per sq ft charge one should expect in Lake Ridge right now? Any idea?
U10, that initial figure sounds okay, but the real question is what exactly is included in that Rs 3.5-4/sqft? Does it cover power backup, water charges, clubhouse usage, sinking fund contributions? Builders often separate these out later, making the 'actual' maintenance much higher. Always ask for a detailed breakdown and check if it's fixed for a period.
U3, I inquired about Lake Ridge a few months back. They were quoting around Rs 3.5 - 4 per sq ft for the first year, which seemed reasonable. But after reading these comments, I'm thinking that's just a bait price. It's for a 3BHK, so a 1500 sqft apartment would mean 5250-6000 per month initially.
Narsingi mein Lake Ridge ki location toh achhi hai, no doubt. But maintenance charges ka jhol toh hai. Mera ek colleague Salarpuria Sattva ke Banjara Hills project mein rehta hai, unka Rs 4.5/sqft se start hua tha, ab 6.5/sqft ho gaya hai within 3 years. Aur services mein bhi kaafi complaints hain. Lift maintenance, common area cleaning, security, sab mein cutbacks. Builder established toh 1986 mein hua tha Bengaluru mein, but Hyderabad operations mein shayad thoda alag approach hai.
Wow, 6.5/sqft is a lot! Did your colleague get any explanation for the increase? Was it in their agreement?
U2, you're spot on! Even in Attapur, I've heard similar stories about builders starting with low maintenance and then escalating it. It's a common tactic. Rs 6.5/sqft is quite high for a 3-year-old project, especially if services are bad.
Bhai, Salarpuria Sattva ka track record maintenance mein thoda tricky hai. Mere ek dost ne Whitefield mein unke project mein flat liya tha, initial charges low dikhate hain but after a year, it shoots up. Hidden costs ke liye prepare raho. Lake Ridge Narsingi mein bhi same scene ho sakta hai. Be very careful with the fine print.
U1, can you share what kind of 'hidden costs' your friend faced? Was it just an increase in monthly charges or some one-time special assessments? I'm also looking at a property nearby and this is a major concern. Any specific numbers you can recall?
Totally agree with U1. Salarpuria Sattva ke saath yeh common complaint hai. They are good builders for construction, but maintenance is where they recover things. Mera cousin bhi face kar raha hai same issue.
