Okay I'll say what no one says – the 'super area' builders quote in Hyderabad is often a joke, especially with Salarpuria Sattva. I'm currently in a 2BHK in Manikonda, thinking of upgrading to a 3BHK at Lake Ridge, Kokapet. The price jump to ₹1.8Cr for a 3BHK feels massive for what they claim. Is the actual carpet area really that much less? I've heard stories about significant differences. What's the possession experience like there? Do they surprise you with reduced carpet area or other issues? Also, how's the society maintained a couple of years post-handover? Disagree? Tell me why.

It's a tough situation for first-time buyers like us. While Salarpuria Sattva is a big name, the super area debate is real for many builders, not just them. My advice would be to get a detailed breakdown of the carpet area, built-up area, and super area. Compare it with other projects in Kokapet and even Alwal or other developing areas. Also, speak to residents in their older projects about possession and maintenance. Don't rush into it just because of the brand name.

The Hyderabad real estate market is booming right now, especially in areas like Kokapet and Gachibowli, so builders are really pushing prices. But it doesn't mean we should overpay for carpet area. I recently saw a 2BHK near Ameerpet that had a better carpet area to super area ratio than some of these new projects, at a much lower per sqft cost.
Market conditions are crazy, yaar. Builders are taking advantage.
My friend had a terrible possession experience with a Salarpuria project a few years back. Not Lake Ridge, but another one. Delays were crazy, amenities were not fully ready even after handover, and yes, the final carpet area felt smaller than what they'd imagined. It felt like they rushed the finishing too. Maintenance was also an issue for the first year, with a lot of disputes with the builder management.
Maintenance is a common headache across new societies, not just one builder.

I think we need to be fair. Salarpuria Sattva is a well-established builder, since 1986, and they have projects across India. Maybe the super area calculation includes common spaces and amenities which are quite good in Lake Ridge. Have you checked their RERA filings? That should have the exact carpet area mentioned.
Yeah, RERA helps, but it doesn't always stop the builders from playing around. ₹1.8Cr for a 3BHK in Kokapet is quite steep. For that price, you could almost get something decent in Begumpet or even a very good resale in Banjara Hills with better carpet area assurance. The 'premium' for Kokapet and new construction often hides these inflated numbers.
RERA filings are definitely the way to go, but even there, sometimes the language is tricky. And just because they're old (HQ is Bengaluru, right?), doesn't mean they don't have these issues. A lot of established builders in Hyderabad are known for this super area game.

You're not alone! My cousin booked a flat with another big builder near Attapur, and during possession, the carpet area was almost 10% less than what was initially indicated.
