I work in real estate, but buying for myself is a different game. Jaypee Kosmos aur Sam City, dono completed projects hain Noida mein. Kosmos ka price range high hai, Sam City ka lower. But I'm looking at usable space – carpet area. Does Sam City actually offer better value in terms of real living space vs. super area, ya woh bhi bas façade hai? Also, for a 5-year appreciation, which one makes more sense? Sam City ki lower entry point better ROI de sakti hai na? Ya Kosmos ka brand value wins? What are people's experiences?

Bhai, you hit the nail on the head! Carpet area is the real deal, not super area. Builders play so many games with that. I've been eyeing Sam City too because of the lower entry point. But Jaypee Kosmos, it has that brand name, right? Is the build quality for Sam City comparable? That's my main worry.
Build quality Sam City ka theek hai, but not Kosmos level. Amenities are basic.
