My portfolio needs diversification, so I'm eyeing Noida for an investment property. Sam Palm Grove Apartments, Sector 150 mein, shortlist kiya hai. Price range ₹1.8 Cr se start ho rahi hai. I work in real estate but buying for myself is a different ball game, yaar. Builders ki marketing spin toh I can see through, but ground reality alag hoti hai. Ongoing project hai, toh builder ka delivery track record kaisa hai? Time pe possession denge ya delays honge? Also, long term investment plan hai, toh 5-7 saal baad exit strategy ke liye resale market kitna liquid hai wahan? Matlab, kya end-user ratio decent hai ya zyada investors ne le liya hai? Ghost society toh nahi ban jayegi?
Okay I'll be honest — investing in Noida Extension from Dubai is proving super difficult. I'm looking at ACE Golfshire (ready) versus Sam Palm Grove (under-construction). ACE ka premium sahi hai kya for a ready flat? Rental potential kaisa hai for both? Since I can't do site inspections, Sam Palm Grove mein builder ka track record kitna reliable hai? Under-construction mein delay ka risk kitna rehta hai for an NRI? Or should I just stick to ready-to-move for peace of mind, even if it costs more? Any advice on property managers too?

Kya kisi ko pata hai about the construction quality of Sam Palm Grove? M3M is known, but what about Sam's reputation? Also, how do the amenities compare? Does M3M offer significantly better features to justify a potentially higher price? Mujhe advice chahiye on which one offers better investment potential long term.
