Did a site visit to Samridhi Luxuriya Avenue last Saturday. Project completed hai, looks decent. I'm looking at it purely from an investment angle, not for self-use. My budget is around ₹1.5 Cr for a 2BHK. Honestly, I'm worried about the resale market here. Is it liquid enough? Matlab, agar 5-7 saal baad exit karna ho, toh buyers milenge easily? Also, what's the realistic rental yield in this society? Builder ka track record toh theek lag raha but I'm not sure about the capital appreciation post-completion. Has the price moved much since launch? Sun raha hoon investor ratio kaafi high hai, ghost society ka darr lag raha. Any actual owners or residents here, please share your experience. Your advice would be really helpful.

U1, your budget of 1.5 Cr for a 2BHK might be pushing it for a good deal here, especially for investment. I've seen some units in the 1.3-1.4 Cr range, but they might be on lower floors or less desirable views. For investment, you need to buy low to sell high. So, a 2BHK around 1000-1100 sqft would indeed fall in the ₹1.3 Cr to ₹1.5 Cr bracket. But for an investment, I'd say try to negotiate hard. The high investor ratio means many are looking to exit, so there's room to bargain. Don't rush into it.

I'm a bit concerned about the capital appreciation angle. Noida market mein already oversupply hai, aur agar high investor ratio hai toh exit karna mushkil ho jayega. My friend bought a 3BHK in a similar project near Alistonia Estate a few years back and is now struggling to find a buyer even at a discount. The maintenance costs are also eating into his 'investment'.
U7, that's a scary thought. If rental yields are so low, then what's the point of investing purely for that? What's the average rental for a 2BHK there right now?
Totally agree with U6. Capital appreciation in these large projects post-completion is a big question mark. Demand is usually for smaller, more established societies or plots in areas like Alpha II. Also, the rental yields are abysmal, rarely crossing 2-3% in such projects. You'd be lucky to cover your EMIs.
Exactly my thoughts, U2! I'm also eyeing this project but the 'completed' status vs. the RERA possession date of 2025-03-29 is confusing me. Agar completed hai toh possession 2025 mein kyun? Is this common practice? And does anyone know if the builder has a good track record of giving possession on time in their other projects like in Alpha I Greater Noida?
Haan U4 sahi keh raha hai. Many builders do this. Samridhi ka track record mixed hai. Some projects delivered on time, some delayed. For UPRERAPRJ1746, if the RERA date is 2025, it means they have till then for official handover. It's not fully 'ready' until then, legally speaking. This can affect resale value and rental prospects in the short term.
U3, you're right to be confused. 'Completed' often means construction done, but legal possession and OC/CC (Occupancy Certificate/Completion Certificate) can take time. Sometimes it's just a marketing gimmick.
Bhai, you've hit the nail on the head with the 'ghost society' fear. Noida mein aise projects bahut hain jahan construction complete ho gayi hai but occupancy barely 30-40% hai. Resale mein bohot dikkat aati hai, especially for 2BHKs in this price range. People usually prefer ready-to-move for self-use.
