Appreciation ka scene Mohali mein luxury segment mein utna solid nahi raha hai, especially post-pandemic. Jo projects 2019-2020 mein launch hue the, unka capital appreciation मुश्किल से 10-15% hua hoga over 3-4 years. Rental yields toh aur bhi कम हैं, मुश्किल से 2-3% annual, jo is price point pe bahut low
Totally agree with the original post. 2.5 Cr for a villa in Mohali feels like a stretch, especially when the ROI is questionable. Hum jaise first-time buyers ke liye itna bada investment bahut soch samajh kar karna padta hai. Is price point pe expected returns toh double hone chahiye, but yahan toh rental yield bhi low bata rahe hain.
Sahi kaha. I'm looking at options near Airport Road (Gurgaon side) and even there, 2.5 Cr mein kuch better options mil jaate hain, not just villas though. Mohali mein is price point pe kya milta hai, koi idea hai?
