Since January I've been shortlisting flats in New Delhi. Kids have moved out, so we're selling the big house and need something compact, manageable. Sangam Apartment dekh rahe hain, price range (₹18.00 L–₹1.25 Cr) seems okay for a 2BHK. But I'm worried about the actual living experience. Floor plans kaise hain? Carpet area efficient lagta hai ya sirf paper pe bada dikhta hai? Our main concern is a good society and low maintenance. Current residents, aapke monthly maintenance charges kitne aate hain? Aur society ka vibe kaisa hai, friendly hai ya sab apne mein rehte hain? Hospital proximity bhi important hai. Koi paas mein good hospital hai kya? Not sure if it’s genuinely good for daily life or just looks good in brochures.

Dekho, every project has its pros and cons. Sangam Apartments might not be perfect, but in today's Delhi market, finding a ready-to-move 2BHK in that price range (₹1.25 Cr tak) with good connectivity is tough. Prices have shot up everywhere, even in places like Anand Vihar. If the builder issues are sorted, it could be an option, but due diligence is key.
Mujhe bhi Sangam Apartments ke baare mein sunke thodi tension ho rahi hai. But empty nesters ke liye compact flats Delhi mein milna mushkil hai. Koi bata sakta hai ki actual monthly maintenance charges kitne aate hain for a 2BHK? Aur hospital proximity ke bare mein kya scene hai? Near-by koi decent multi-speciality hospital hai kya?
Haan bhai, maintenance charges ka toh pucho hi mat. Builders shuru mein kam batate hain, phir baad mein badha dete hain. Sangam mein for a 2BHK, expect around ₹4000-₹5000 monthly, depending on amenities. Hospital ki baat karein toh, nearby Max Hospital Saket is about 20-25 mins drive, traffic depending. Smaller clinics toh bahut hain. Floor plans are okay, not super efficient but manageable. But do check the actual flat, not just the layout plans.
Yaar, Sangam Apartments ka case thoda tricky hai. Mere ek relative ne 5 saal pehle book kiya tha, possession mein itna delay hua ki abhi tak nahi mila properly. Carpet area bhi unhone bola tha 900 sqft hoga, but actual site pe bahot kam lag raha hai. Better to check out projects near Alaknanda, thoda purana hoga but established societies mil jayengi, no builder drama.

Bhai, Sangam Apartments ka naam sunke hi thoda darr lagta hai. Brochure mein sab acha dikhta hai, asliyat mein kuch aur hota hai aksar. Builder ka track record check kiya kya? Sometimes these 'affordable' options hide a lot of future headaches.
