Sangam Apartment – I'm seriously evaluating this project for an investment, currently living in a 2BHK in Dwarka. Thinking of upgrading to a 3BHK, but more importantly, looking for solid capital appreciation. What's the real price trend here since its launch? Brochures always paint a rosy picture, but actual market data kya bolta hai? RERA compliance aur builder ka delivery track record bhi concern hai. Kisi ko pata hai iska legal status clear hai ya koi issues hain? Don't want to risk my capital on a project with potential delays. Also, from an investor's perspective, what about the exit strategy? Will there be good demand for resale after 5-7 years for a decent ROI? Thoda insights mil jaye toh help hogi.

U1, capital appreciation ke liye location aur builder dono bahut critical hain. Delhi market mein abhi appreciation easy nahi hai, especially for new projects with no track record. Jo projects Ansal Villas area mein hain, wahan bhi thoda slow hai. Exit strategy ke liye, check if similar 3BHKs in the vicinity have good resale value. Don't just rely on future projections, dekho abhi kya bik raha hai aur kitne mein. Aur builder ka RERA number aur completion history zaroor cross-check karna.
Agar builder ka naam XYZ Developers (hypothetical) hai toh beware! Unka ek project Anand Niketan mein 3 saal late chal raha hai. Possession date pe sirf bahane milte hain. Capital appreciation toh door ki baat, log apna booking amount nikalne ke liye struggle kar rahe hain. Do your due diligence, bhai.
Aapne builder ka naam mention nahi kiya, U1. Legal status aur track record ke liye builder ka naam sabse pehle pata hona chahiye. Koi idea hai kaun hai builder?
Sangam Apartment ka price range ₹18 L – ₹1.3 Cr dikha raha hai, which is a HUGE range. Is it for different unit sizes, or different phases? If you're looking for a 3BHK, you'll definitely be at the higher end. For that budget, have you looked at properties near Anand Vihar? Connectivity is great there.
The project status is showing 'null' everywhere. Bhai, iska matlab kya hai? Pre-launch hai ya stalled? Please check RERA portal directly, that's the only reliable source for legal status. Builder ke claims pe mat jaana.
