Sanjay Nagar property: Super area trap and spot discount reality?

Visited a few Express Builders projects in Sanjay Nagar last weekend. I'm looking at a 2BHK around ₹65L. Builders always quote super area. Matlab, carpet area kitna kam hota hai actually? Is it worth fighting for a better carpet area deal or just accept the super area number? Also, these 'spot discounts' they offer if you book right away... are they real savings ya bas pressure tactic hai? Like, if I walk away, will they really not offer it again? Especially for ready-to-move units near Delhi-Meerut Expressway. Anyone who bought recently in Ghaziabad, especially from Express Builders or nearby, apna experience share karo. How did you handle the super area math and those instant booking offers?
