SAP Global H Block: Amenities are not what they showed...
I'll be honest, I'm so fed up with how builders market their projects. Currently in a 2BHK, thinking of upgrading to a 3BHK or villa in Gurgaon. Visited SAP Global H Block, and yaar, brochure mein jo amenities dikhate hain, real mein kuch aur hi hota hai. Clubhouse looks great on paper but is it even usable daily? Aur construction quality? Sunn raha hu ki cracks aur seepage issues aate hain after a year. Is the price jump worth it for these issues? Already have a home loan, don't want more headaches.

It's a tough market for first-time upgraders, especially with these builder issues. If the project is from 2015, you need to see the actual condition, not just brochures. Get a proper inspection done for seepage and cracks if you're serious. Maybe look at resales in established societies rather than new launches with flashy but unproven amenities. Sometimes, a slightly older but well-maintained building is a better bet than a new one with hidden problems. Have you considered other areas like Baharampur Naya or Baliawas for better value?
Resale is definitely an option. Less headache with builder promises. But then you have to deal with older fittings and maybe renovation costs. It's a trade-off. This whole process is so stressful.

I know someone who bought in their other project near Airport Road, and the promised amenities like a dedicated kids' play area and a small grocery store never materialized. They just converted those spaces into extra parking or storage for the maintenance staff. You might pay for a premium lifestyle but end up with basic facilities. Always check the actual site and talk to current residents, not just the sales team.
Just checked Propmyna's data for SAP Global H Block. It says the project is COMPLETED and possession was in 2015. And the price range is ₹2.6 Cr – ₹2.6 Cr. For a project delivered almost 9 years ago, is this price still justifiable with these issues you're hearing about?
Yeah, that's a red flag. What about the appreciation? Gurugram mein prices badhe hain, but for a 2015 property with potential issues, is the builder still quoting that much? Is there any room for negotiation?
2015 possession? And still 2.6 Cr? That seems really high for an old project, even if it's Gurgaon.
Yaar, this is exactly why I'm so hesitant to buy. My cousin bought a flat near Basai road last year, different builder, but usko bhi brochure mein swimming pool aur gym dikhaya tha jo kabhi bana hi nahi. Sirf foundation khod ke chhod diya. Builder ne bol diya RERA mein time lag raha hai approval mein. SAP Global H Block ka toh suna hai ki builders ne after-sales service mein bhi kaafi pareshaan kiya hai logon ko. Be careful, especially if you're already stretched with a home loan.
Sahi keh rahe ho. Builders don't care once they get their money. I heard similar stories about projects around Badshahpur. Always do a thorough background check beyond just the RERA website.

Haan, the seepage issues are real. My friend bought in a nearby project, not SAP Global, but same builder group. After one monsoon, halat kharab ho gayi thi. Did you check any actual resident reviews for SAP Global H Block?
Totally agree bhai. Brochure photos are always 10x better than reality. It's a common trick.
