posted on 4 AprSAP Homes: Are their construction-linked plans worth it?
Been renting in Noida for so long, fed up of landlord raising rent every year. Finally taking the plunge and buying. I'm looking at SAP Homes in Sector 79, but honestly not sure about their construction-linked payment plan. Has anyone dealt with them before? Kya kisi ko pata hai ki unka track record sahi hai? Heard some horror stories about delayed possessions, so I'm worried. Should I just stick to ready-to-move flats instead? EMI vs rent math is killing me, but delayed possession will make it even worse. Is it worth the risk for a slightly lower price? Koi advice do yaar.

My cousin booked a flat in Sector 78. Builder ne phir se date extend kar diya lol. It's a never-ending story.
Overall, SAP Homes is not a bad builder, but be cautious and do your homework. Ready-to-move is always safer, but more expensive. It's a trade-off.
So, what did you decide, OP? Did you go ahead with SAP Homes or are you looking at other options?
Be careful of hidden charges! Builders love to add them later. Read the fine print.
Delayed possession toh Noida ka standard hai bhai. Accept it as a given. Just factor it into your calculations.
I'm also considering construction-linked plan. What's the typical interest rate these days?
Depends on your credit score and the bank. But expect around 8-9%.
Check if the builder has taken all necessary approvals. That's crucial to avoid delays later on.
My advice? Visit the site multiple times, talk to existing residents (if any), and get a lawyer to review the agreement thoroughly.
Construction quality kaisi hai? Koi idea hai? That's a big concern for me.
I heard it's decent, nothing extraordinary. But again, get it checked by a professional before you finalize anything.
I'm also planning to buy in Noida. Sector 150 is also a good option, but prices are quite high.
Thanks for all the advice guys! Really helpful. I'll definitely check the RERA website and visit the site again.
Don't fall for the 'slightly lower price' trap. Delayed possession will cost you more in the long run - rent plus EMI! Calculate everything carefully.
Kya kisi ko pata hai ki unka current project status kya hai? How many towers are actually completed?
Last I heard, Tower A and B are almost ready, C is still under construction. But confirm yourself. Don't rely on hearsay.
Sector 79 is a good location though, with good connectivity. Metro station bhi paas hai. That's a plus point.
EMI vs Rent is a tough calculation. Factor in property appreciation also. Noida is booming right now, with the new Jewar airport coming up.
I invested in SAP Homes' commercial project a few years back. Possession mila kya? Still waiting! So, I'm a bit skeptical about their residential projects.
Construction linked plan mein risk toh hai, but usually cheaper bhi hota hai. You need to do your due diligence. Check their RERA registration and see if there are any pending cases.
Exactly! RERA website is your best friend. Don't just trust their marketing material.
RERA number se kya pata chalta hai? I'm new to this.
I bought a ready-to-move flat in Sector 75 last year. EMI is killing me, but at least I have a roof over my head. Peace of mind is priceless.
SAP Homes ka track record average hai. Not the worst, but definitely not the best. I know someone who got possession 6 months late.
Bhai, Sector 79 mein SAP Homes? I've heard mixed reviews. Construction-linked plans are always risky, especially with builders in Noida. Delayed possession is a very real problem.
Haan yaar, Noida Extension mein toh sabse zyada late hote hain. My friend booked in 2018, still waiting for possession!
