SAP Homes vs Presidency Presithum: Which is better in Noida?
I'm confused between SAP Homes and Presidency Presithum in Noida. Presidency Presithum is ready to move, which is a plus. But what about the construction quality of SAP Homes? Kya kisi ko pata hai? Also, location wise, which one has better connectivity? I'm mainly looking for investment, so which one offers better ROI? What do you think about the amenities offered by both? Mujhe advice chahiye. Which one would you recommend and why?

Ready-to-move ka advantage toh hai Presidency Presithum mein. But what about its actual location? Is it well-connected to major workplaces
Bhai, SAP Homes ka RERA number toh available nahi hai as per Propmyna. That's a huge red flag for a first-time buyer like me. Ready-to-move Presidency Presithum sounds safer just for that reason. Kya lagta hai aapko?
Haan, RERA is non-negotiable for me. Even if SAP Homes is cheaper at ₹36 L – ₹54 L, the risk of delays and quality issues without RERA oversight is just too high, especially for a first-time buyer like us. I've heard so many horror stories from friends who invested in projects without RERA, facing endless delays and substandard construction. Presidency Presithum might be slightly more expensive, but at least you know what you're getting, and ready-to-move means immediate possession. For someone budget-conscious, this security is crucial, as unexpected costs can quickly derail your finances.
Bhai, RERA number nahi hai toh avoid karo. Mera ek relative ka paisa fas gaya aise hi ek project mein Noida Extension mein. Builder ne possession date 2 saal extend kar di aur ab bhi kuch surety nahi hai. Bahut tension hoti hai.
Totally agree. RERA makes a huge difference for peace of mind, especially when you're putting your life savings into it.
