SAP Rise Residency: My first few months' reality check
Got possession of my SAP Rise Residency flat a few months back. Builder ne bahut amenities promise kiye the, but clubhouse abhi ghost facility lag raha hai. Construction quality bhi thodi shaky lag rahi hai, kuch minor issues already dikh rahe hain. Investor perspective se, will these affect resale value ya tenant attraction? Kya maintenance charges worth it hain for such amenities?

Maintenance charges toh hamesha high hote hain, usme koi doubt nahi. But if the amenities are not even functional, then paying for them is just waste of money. Plus, total units sirf 28 hain, toh common expenses sab pe zyada burden banenge. This is a red flag for future maintenance costs.

Sach bolu toh, yeh common practice ho gaya hai Noida mein. Bahut builders possession ke time tak amenities complete nahi karte. My cousin faced similar issues with a project near Alpha I Greater Noida. Clubhouse aur swimming pool toh bas paper pe hi dikhte hain. Resale value toh definitely hit hoti hai, especially if the basic infrastructure itself is shaky. Investor ho ya end-user, nobody wants to buy into problems.
