Currently in a 2BHK near Sector 78, thinking of upgrading to a 3BHK or maybe even a small villa in Sarai Sadar. The property prices are definitely higher. Is the price jump worth it? Anyone living there currently? What's the real scene with water supply and power cuts? Heard it can be a bit dicey. Already have a home loan, so EMI will increase. Is it really peaceful living or noisy neighbours? Any insights would help. Thanks!

I sold my 2BHK in Sector 78 last year and bought a villa in Sarai Sadar. No regrets so far. The peace and quiet are worth the extra money. But yes, do your research and choose the right builder.
Anyone have recent experience with ABC builders in Sarai Sadar? Their project looks promising but I'm a bit hesitant after reading all the horror stories online.
U1, I know someone who booked a flat with ABC. They're saying possession is delayed by 6 months already. But they are communicating regularly, which is a good sign I guess.
Forget Sarai Sadar, look at Sector 143B or 150. Better connectivity and more green spaces. Prices are comparable too.
Market conditions are also a factor. Interest rates are rising. Delaying might mean even higher EMIs later. Think long-term.

Honestly, rental yield in Noida is not that great compared to other cities. Appreciation potential is there, but it's highly dependent on infrastructure development. The Jewar airport is a big plus though.
Sector 150 nearby is also seeing a lot of development. That could positively impact Sarai Sadar as well.
Don't forget to factor in the distance to your workplace. Sarai Sadar can be a bit further out than Sector 78 for some people.
True, traffic can be a nightmare during peak hours. Check the commute time during rush hour before making a decision.
I moved to Sarai Sadar about a year ago. Yes, the prices are higher, but the quality of construction is noticeably better than what I saw in Sector 78. Also, the roads are wider and the overall planning feels more organized. Water issues are there, but not as bad as some people make it out to be. We have a backup generator for power cuts.
Which builder are you looking at? Some are better than others. Check their RERA registration number and look at the past projects. Don't just go by the marketing material.
U9, good point. Builder reputation is key. My friend bought in a project there by XYZ builders and he's still waiting for possession after 3 years! Be very careful.

Bhai, peaceful toh door ki baat hai. Construction chal raha hai har jagah. Dust and noise are constant. But then again, which part of Noida isn't like that right now? Sector 78 is also pretty dusty.

U3, that's a valid point. EMI burden is a real concern. Also, consider property tax and maintenance charges. Sarai Sadar mein, maintenance toh high hoga hi.
Haan yaar, maintenance charges are a killer. They lure you in with the 'dream home' and then bleed you dry with the monthly bills.
