Dekho, negotiation toh depends karta hai market aur builder ki urgency pe. Gunjur mein competition badh raha hai, but Saranya ka reputation thoda shaky hai. Unka RERA number check kiya hai kya? Aur project ka current status kya hai, sirf foundation bana hai ya finishing stage pe hai? Builder ke last 2-3 projects ka possession history bhi dekh lena chahiye. Main toh Aavalahalli mein ek project mein phasa tha, 2 saal late mila possession.
Haan, RERA number toh website pe hai but completion date kaafi baar change hui hai. Current status toh finishing stage bol rahe hain but site visit pe dekha toh abhi bhi bahut kaam baaki hai. Bhai, Aavalahalli mein late possession wali story meri bhi hai, same issue. Builders bas date pe date dete rehte hain.
Exactly! Main bhi ek baar Saranya Properties ka ek project Akshayanagar mein dekhne gaya tha. Unhone toh seedha bol diya tha 'fixed price', bas registration aur interior ke liye thoda bahut adjustment kiya tha. Hidden charges ke naam pe maintenance advance aur utility setup fees laga dete hain.
