Okay I'll be honest — I completely underestimated how much the 'actual' amenities differ from the brochure. Just moved into Saraswati Apartment last month. The gym is mostly locked, pool's still unfinished. Daily living is decent, but the main road noise is real. Society vibe is good though. Anyone else find this about advertised facilities?

Bhai, society vibe acchi hai toh that's a big plus point. Amenities toh time ke saath theek ho jaati hain, but neighbours ka saath ho toh living experience hi alag hoti hai. But haan, gym aur pool ka na hona toh deal-breaker ho sakta hai for many. What was the per sqft rate you got for Saraswati Apartment, if you don't mind sharing?

They delayed the handover of the sports complex for almost a year after possession. We had to form a residents' association and even sent a legal notice, mentioning RERA. It's frustrating because you pay for the 'lifestyle' they advertise, not just the concrete structure. Did you guys check the RERA registration details for Saraswati Apartment?
Agreed, RERA is a last resort. My advice to all first-time buyers would be: always inspect the actual site thoroughly, especially the common areas and amenities, before the final payment. Don't just rely on the show flat or brochure. Try to talk to existing residents if possible. If amenities are incomplete, try to hold back a portion of the payment or get a written commitment with penalties.
RERA is there, but the process is so long and tedious. My friend filed a complaint against his builder for delayed possession, aur abhi tak kuch khaas progress nahi hua hai. It feels like a ray of hope but execution is slow.

Road noise is a genuine concern, especially for projects on main roads. Delhi mein aajkal har jagah construction chal raha hai, aur jo projects road-facing hain, unmein yeh problem aati hi hai. Totally relate yaar! Builders ka toh yehi game hai. Brochure mein sab high-fi dikhate hain, actual mein kuch aur hi hota hai. Saraswati Apartment ka toh naam bhi suna tha, but amenities ka sunke darr lag raha hai. Builder ka track record kaisa hai in general?
