Did a site visit to Saraswati Landmark 2 on Saturday and honestly wasn't expecting this. It's an upcoming project, price range ₹26.49 L–₹57.50 L. Builder ka track record kaisa hai for timely delivery? Pre-launch mein kya rates the? Isme long-term capital appreciation milega ya resale mein problem hogi? Investor ratio kitna hai? Confused hu yaar.
Builder promises for upcoming projects feel like a total gamble these days, honestly. I'm looking at Saraswati Landmark 2 in Greater Noida, seems decent on paper for the price range (₹26.49 L - ₹57.50 L). But I'm based in Dubai, so can't do a site inspection myself easily. My biggest worry is the possession status; they say upcoming, but what does that even mean for actual delivery? Builder ka track record kya hai for timely handover? I've heard so many stories about hidden charges, PLC, extra development fees that just pop up later. Matlab, advertised price vs. actual total cost of ownership bohot different ho jaata hai. Is this project worth the under-construction risk ya ready-to-move hi dekhna chahiye? Need honest opinions, especially from anyone who's dealt with upcoming projects while living abroad.
