Saravana Esplanade mein promised amenities vs actual delivery ka kya scene hai? Yaar, I work in real estate, but jab khud ke liye property dekho toh sab alag lagta hai. Brochures mein toh sab mast dikhta hai, right? But I've heard so many stories about builders not delivering on clubhouse, gym, ya even green spaces. Sometimes construction quality bhi compromise ho jaati hai. Saravana Esplanade mein after possession, did anyone face issues with crack ya seepage? Aur maintenance charges ke against service kitni achi hai? Is it really worth it, ya bas paisa waste hai for ghost facilities? Bahut tension ho rahi hai. Kya karein?

Saravana Esplanade ka possession toh 2016 se hai, toh ab tak toh sab issues saamne aa gaye honge. I'm worried about the resale value if amenities are not up to par. Total units 40 hain, toh community feedback bahut important hai.
Dekho, koi bhi project ho, jab tak RERA number nahi dekhta aur site visit nahi karta, tab tak brochure pe trust mat karo. Saravana Esplanade ka RERA number toh hai: PRM/KA/RERA/1251/446/AG/180205/001849. Iska matlab kuch toh transparency hai. But RERA bhi sab solve nahi karta. Has anyone actually lived there since the 2016 possession? What's the ground reality?
U9 is right. RERA is a safety net, not a guarantee of quality. I've heard similar stories about the water issues there. Bahut common hai builders ka yeh game.
U3, RERA number doesn't guarantee smooth sailing. My friend bought in Akshayanagar, RERA registered project tha, but builder ne possession delay kiya 1.5 saal. Saravana Esplanade mein I know one family, they had huge issues with the water supply line, pipes burst within a year. Also, the promised 'multi-purpose hall' is just a small room. The green spaces are just patches of dry grass. Not worth the 1.2 Cr starting price point at all.
RERA number hone se at least basic structure toh safe rehta hai. But amenities ka issue toh common hai. Mera friend Adigara Kallahalli mein rehta hai, uske project mein bhi gym abhi tak pura nahi hua. Sirf 40 units hain Saravana Esplanade mein, toh maintenance charges high hone chahiye, service achi honi chahiye.

Haan bhai, same experience. My cousin bought a flat in Aavalahalli and the builder promised a swimming pool, but it's been 2 years, and it's still just a pit. Saravana Esplanade ka possession 2016 ka hai, right? So, actual residents must know by now. Hope someone can share their experience about the cracks and seepage.
Totally understand your tension, U1! I'm also looking at Saravana Esplanade and the price range (₹1.2 Cr – ₹2.0 Cr) is quite high for the amenities they show. If they don't deliver, it's a huge loss. Have you checked the current market conditions in Bengaluru? Prices are already so inflated.
