Okay, controversial opinion but Sarfabad, Noida, is it actually worth the hype? I'm based in Dubai, can't visit easily, so relying on you guys for real opinions. Property prices seem high for what you get, hai na? Like, are we actually seeing good rental yields or is it all just builder marketing? Mujhe advice chahiye. What's the resale market like? Can you actually sell easily if needed, ya phir phas jaoge? Also, what's the water supply situation really like? Sunne mein aaya hai tanker dependency hai. And safety at night? Will need a property manager, so security is a big concern. Change my mind!

The new metro line extension might improve things, but that's still years away.

Overall, Sarfabad is a gamble. High risk, potentially high reward, but do your due diligence.
Honestly, I'd look at Sector 75 or 76 instead. Better infrastructure, better connectivity. Sarfabad is still developing.
The biggest problem is the traffic during peak hours. It's a nightmare getting to and from Sarfabad.
Don't forget the power cuts! Inverter is a must.

Exactly! Which society? That makes a HUGE difference. Some are legit gated communities, others are just... fancy names.
Don't fall for builder marketing, that's my advice. Check the actual amenities completion rate. Many builders promise the moon and deliver... nothing.
I bought a 2BHK in Sarfabad 3 years ago. Paid around 45 lakhs. Now it's worth maybe 60-65. Rental income is around 15k. Is it great? No. Is it terrible? No.
Sarfabad is good for affordable housing, that's it. Don't expect luxury.
Sarfabad? Overrated, 100%. Dubai se ho toh bhai, you're used to better. The infrastructure isn't great, and the promised 'greenery' is mostly dust. Rental yields are inflated by brokers, trust me.
Totally agree! I invested there 5 years ago thinking it'd be the next big thing. Abhi tak struggling to get decent rent.
Underrated? Maybe if you're comparing it to Sector 150. But honestly, it's decent for the price point. You get bigger apartments than in other parts of Noida. Water situation is a concern though, true.
Bhai Dubai mein ho, why Sarfabad? Invest in Gurgaon or Dwarka Expressway. Better ROI, better infrastructure.
