Buying a flat in Bengaluru feels like a constant battle against hidden costs, yaar. We sold our big house, kids have moved out, so looking for a manageable 2 or 3 BHK around Sarjapur. Budget was around ₹1.5 Cr for something nice, maybe from Laavanya Smart Homes. But every builder quote, it's just the basic price. Stamp duty, registration, PLC, parking, all these add-ons... they make the final amount jump by almost 20-25%. Is there any real scope for negotiation on these final figures? Builders say 'fixed price' but I'm sure kuch toh hota hoga. How much can you actually push them for? Did anyone else face this? What tactics worked for you to reduce the actual out-of-pocket cost?

My experience with a builder near Adigara Kallahalli was a nightmare. They quoted a 1.3 Cr base price for a 3BHK, but by the time we got the final offer letter, it jumped to almost 1.6 Cr! The biggest shocker was the 'infrastructure development charges' which were almost 5 lakhs, and a premium floor rise charge of 2.5 lakhs which they conveniently forgot to mention initially. We tried negotiating, but they just said 'market rate hai, fixed hai'. Ended up walking away because it just felt too opaque. Always ask for a detailed breakup upfront, before paying anything.

Sarjapur mein 1.5 Cr for a 2/3 BHK *with* all these extras included is a bit tight, especially for a good project. Laavanya Smart Homes are decent, but their base price itself is usually on the higher side. Are you looking at under-construction or ready-to-move? Ready-to-move mein GST nahi lagta, but prices are generally higher.
Ready-to-move is definitely better for avoiding GST, but finding something good within 1.5 Cr inclusive of all in Sarjapur is tough. Maybe check out projects slightly off the main road, like towards Aavalahalli. You might find better deals there, but connectivity thodi compromise ho sakti hai.
Haan, same feeling. My budget was 1.3 Cr for a 2BHK in Akshayanagar, but even there, it feels like I'm constantly chasing my tail with the costs.
Yaar, this is SO true! I thought my budget of 1.2 Cr for a 2BHK in Whitefield was decent, but after hearing about all these extra costs, I'm genuinely scared. Builders show one price, but then stamp duty, registration, legal fees, amenity charges, corpus fund, GST... it just keeps piling up. Feeling completely lost on how to factor all this in from the start.
Totally agree with you! My parents are looking near Sarjapur too, and every quote is like a new surprise. Does anyone know if the GST component can be negotiated at all, or is that fixed?
