Sarjapur property: The real cost of 'all-inclusive' pricing
Been looking for a 3BHK in Sarjapur for almost a year now, aur dimag kharab ho gaya hai. Builder quotes are always "all-inclusive" but then PLC, OC, registration, sab alag se. Ek project, *naam nahi lunga*, bola tha possession next year, ab delay ho gaya hai. My kids' school admission is coming up, and my wife really wants a safe neighbourhood for them. Is this just the reality of buying in Bengaluru? Matlab, kitna extra factor karein final price mein? Anyone else faced this with builders near Sarjapur?

Builders are trying to lock in buyers with attractive base prices and then recover profit through these hidden charges. RERA helps, but only if you know your rights and have the patience to fight, which most first-time buyers don't.
That's exactly what my cousin faced in Aishwarya Crystal Layout! They were stuck because the loan was approved for the original amount, and this 'development charge' came out of nowhere. Had to scramble for funds. Total nightmare, and it adds so much stress.

They kept adding 'premium' charges for view, car parking, even for a specific floor! The RERA agreement had a clause for delay compensation, but they're fighting it tooth and nail. My initial budget went up by almost 18 lakhs for a 2BHK. Sarjapur area mein bhi kaafi builders aise hi karte hain, so be very careful.

Jo aapne pucha, realistic percentage toh depends on builder and project, but generally, expect at least 15-20% extra on the quoted 'all-inclusive' price. This covers registration (approx 5-6%), stamp duty, GST on construction (5% for affordable, 12% for others), then PLC, floor rise, society maintenance corpus, BESCOM, BWSSB, and sometimes even a 'clubhouse membership' fee. For a 3BHK, easily 15-25 lakhs extra. Get a detailed breakup in writing before paying anything! Yeh builders ka common trick hai.

Sahi kaha bhai! Mera bhi same experience. They show you a beautiful model flat, give a low per sq ft rate, and then the final figure shocks you. It's like a bait and switch. And then the interest on home loan adds to the pain, makes you wonder if buying is even worth it.
