Since 2021, I have tracked yields across South Bangalore, but Sarjapur Road defies basic financial logic. Everyone glorifies the rental yields of 4.2%, but nobody talks about the ground reality. The tanker dependency is severe. From my experience with two rentals in the city, maintenance is predictable, but here water expenses quietly erode net yields. Then there is the commute. A 4 km stretch toward Carmelaram routinely takes 45 minutes during peak hours. A calculated risk is acceptable, yet the data shows civic infrastructure lagging far behind residential supply. Bhai, if a builder like Saranya Properties Pvt Ltd has 0 past projects on record, please run away. As a first-time buyer on a strict budget, you cannot afford legal delays or stalled construction. A relative bought from an unverified builder near Aavalahalli and he is still waiting for basic occupancy certificate after 3 years. Stick to reputed names even if carpet area is slightly smaller.
One broker was pitching me a project by Saranya Properties Pvt Ltd saying great future appreciation. But when I checked the portal, they have 0 registered projects. Kaise trust kare aise small builders ko? Life savings daalna hai, darr lagta hai. Anyone else heard of them?

Bhai, cancel karne ka mat socho immediately but tanker issue is 100% true. In peak summer our society was paying almost 1800 per tanker extra over regular maintenance. It hits your pocket silently, especially if you are on a tight budget.
