Sarjapur Road investment: Prestige vs Sobha long-term?

My last property in Whitefield gave decent ROI, but this time I'm looking at Sarjapur Road for another investment. I'm torn between Prestige and Sobha projects. From my experience, Prestige usually fetches better resale value after 5 years, but Sobha's construction quality is generally more consistent. Kya lagta hai, for a 2BHK around 1.3Cr, which builder offers better long-term appreciation in this area? Any recent experiences?
