Sarjapur Road ka future appreciation kaisa hai?
Whitefield mein prices already peak pe hain, yaar, I don't think much appreciation is left for the next few years. I work in real estate, but buying for myself is totally different; it's so much harder to filter the noise. Meri search chal rahi hai for a 3BHK, budget around ₹1.5 Cr. Initially Whitefield dekha, but traffic aur current pricing dekh ke lagta hai ROI kam hoga for a Prestige or Sobha project. I'm now seriously considering Sarjapur Road or maybe Kanakapura Road. Bellandur bhi dekha, but commute ka tension hai. Kanakapura mein Metro extension ke baad kaafi potential hai, but Sarjapur mein PRR ka kaam. Kya lagta hai, Sarjapur ya Kanakapura, which area has more upside for the next 5-7 years? Is it worth waiting for prices to cool down a bit, ya abhi jump kar lena chahiye? Confused hoon.

Totally understand your confusion, bhai. Whitefield toh abhi investment ke liye thoda risky lag raha hai, especially for a first-time buyer. Sarjapur Road has definite potential because of the upcoming PRR and its proximity to the IT corridor. But the current traffic is a huge pain, and land acquisition for PRR is always slow. I'd say, focus on projects closer to the Outer Ring Road for better connectivity. Kanakapura is green and peaceful, but the job market is not as strong there unless you're okay with a longer commute. For 1.5 Cr, you might get a slightly better deal
