Saroornagar investment: What's the real ground truth?

Saroornagar property prices feel a bit inflated right now, to be honest. I'm based in Dubai and looking to invest back home, but can't do a site inspection myself. For a 2BHK there, are the current rates actually justified? I'm wondering about the real investment potential in Saroornagar over the next 3-5 years, especially with the ORR connectivity nearby. Is the appreciation forecast strong enough for an NRI investor? Also, how easy is the resale market if I need to liquidate later? I'd need a property manager, so rental demand is key.
