Sarthak Homes: Kya real capital appreciation possible hai?
Noida Extension ka investor market thoda tricky ho gaya hai. I work in real estate but buying for myself is different, so I'm looking at Sarthak Homes. Yeh project completed hai, but I'm wondering about its real capital appreciation potential. Matlab, launch se ab tak price kitna move kiya hai? Aur iska resale market kitna liquid hai, exit strategy kya banegi 5 saal baad? Koi off the record rental yield reality bata sakta hai?

My take is, if you're a first-time buyer and budget is tight, completed projects like Sarthak Homes seem attractive because you can move in immediately. But for capital appreciation or good rental yield, this might not be the best bet. The Noida market is currently very buyer-centric, especially for resale. You'll need to weigh the immediate possession benefit against the long-term investment goals. Maybe consider it if you're planning to live there for a very long time, not as an investment.
2-3% rental yield toh bahut kam hai. Matlab, agar ₹20 L ka flat liya, toh ₹5000-6000 rent aayega? Isse toh EMI bhi cover nahi hogi. Koi bata sakta hai ki Noida Extension mein average rental yield kitna chal raha hai aajkal? Aur kya koi aur project hai jo completed ho aur better rental potential de raha ho? Main budget-conscious hoon, so rental income is a big factor for me.
Agar rental yield ke liye dekh rahe ho, toh Noida Extension ki jagah Greater Noida West ke kuch sectors try karo. Wahan thoda better hai because of student population and new offices. Ya phir even look at societies closer to Alpha I or Alpha-II Commercial Belt, wahan demand high hai.
U4, you're right, 2-3% is low. In Noida Extension, for older projects like Sarthak Homes, 2-3% is actually the reality. Newer projects or those closer to main roads might fetch 3.5-4%, but not much more. Tenant pool mainly consists of bachelors or small families working in nearby industrial areas.
Dekho, Sarthak Homes ka ek time pe craze tha jab Noida Extension naya naya develop ho raha tha. But after 2014-15, jab market thoda slow hua, iski growth bhi ruk gayi. My cousin booked a flat there in 2012, got possession on time, which is a plus. But when he tried to sell in 2018, it took almost 8 months to find a buyer, that too at barely any profit. Resale market bahut tight hai for these older, slightly peripheral projects. Rental yield bhi average hai, 2-3% se zyada expect mat karo.
Sarthak Homes? Possession date toh 2011 ki hai na? Itna purana project hai. Launch se ab tak price kitna move kiya hai, yeh data bahut important hai. Agar inflation ko beat nahi kiya toh kya faayda? Plus, ₹16-29 L ka range thoda wide hai, kis price point pe entry lena sahi hoga?
Price range wide is because of unit size and configuration. The smaller 1 BHKs are around ₹16 L. But the real question is, at ₹16 L, is it worth it for a completed, older project? Maintenance cost bhi upar se lagega. My friend recently bought in Ajayabpur and got better per sqft rates for a newer build.
Exactly, U6. 13 saal mein 20-25% toh bank FD mein bhi mil jaata hai. Capital appreciation ke liye toh bahut risky lag raha hai. Better to look at newer, upcoming projects near metro lines, even if they're a bit further, like towards Alpha II Greater Noida. Wahan growth potential zyada lagta hai.
Haan, 2011 ka project hai. Maine jab enquiry ki thi, toh they said initial prices were really low, like ₹12-14 L for smaller units. Ab ₹16 L se shuru ho raha hai, so maybe 20-25% appreciation in 13 saal? That's not great, to be honest.
Bhai, exactly mere mann ki baat! Main bhi Sarthak Homes dekh raha tha. Completed project hai toh thoda bharosa aata hai, but Noida Extension mein itne saare projects hain. Capital appreciation ka toh pata nahi, par resale liquidity ka tension mujhe bhi hai. Koi batao yaar, 5 saal baad bechna easy hoga kya?
