Sector 79 – been looking at Satguru Developers there. Honestly, I'm just fed up of renting. Landlord hiked rent again, so I'm finally taking the plunge. They're pushing pre-launch offers hard, claiming huge discounts. But is it actually a deal, or just a trap in Gurgaon? Don't want to regret it later, so seeking opinions.

Pre-launch offers can be good, but only if the builder is super reputed and has a solid track record of delivery. Satguru ka mixed reviews hain. Definitely check the RERA status, approvals, and builder-buyer agreement very carefully. Don't rush into it just because of 'discounts'.
Sabse pehle builder ka RERA registration number verify karo aur project details RERA website pe cross-check karo. Phir land title deeds aur sare approvals (environmental, building plan, fire NOC) check karwao ek independent lawyer se. Mera ek friend Airport Road pe aise hi phasa tha, builder ne approvals hi nahi liye the properly. Ek ek clause padhna, penalty clauses, delay compensation, exit options. It's tedious but crucial.

Haan, inka ek project Baharampur Naya mein kaafi delay hua tha. Mere relative ne wahan book kiya tha, aur possession date 2 saal extend ho gayi thi. RERA mein bhi complaints hain unke against. Satguru ke naam pe thoda cautious rehna padega, bhai. Details check karna padega.

Exactly! Mere ek dost ne bhi aise hi pre-launch mein invest kiya tha Sector 70 mein. Bola tha 3 saal mein possession, ab 5 saal ho gaye hain aur abhi tak kuch final nahi. Uska EMI bhi jaa raha hai aur rent bhi. Yeh pre-launch offers sunne mein ache lagte hain, but reality bahut alag hoti hai. Pura paisa phasa hua hai uska.
