New Delhi real estate — everyone glorifies 'green areas' in Sathi Apartments. But kya ye sirf dikhawa hai, cramped landscaping? Does it boost resale ROI ya maintenance badhaata hai? Change my mind.

The New Delhi real estate market is crazy right now, and 'green' is the new buzzword builders are using to justify higher prices. Sathi Apartments is just following the trend. People are desperate for any relief from the concrete, so they fall for it. The ROI on green space is hard to quantify, but it definitely helps in attracting buyers initially. Long term, if it's not maintained well, it becomes a liability. It's a gamble, like most things in property these days.
But what about the maintenance charges for these 'green' spaces? My biggest worry is hidden costs. Does anyone know if Sathi Apartments has a transparent breakdown for maintenance? Kya sirf dikhawa hai ya actual upkeep ka budget hai jo buyers pe burden banega?
₹5000 is a lot! Is that monthly? What do they even maintain for that much?
Good question! My cousin bought in a similar project near Anand Niketan, and their maintenance charges for 'common amenities' including the garden area are insane. They pay almost ₹5000 extra just for upkeep of things they barely use. The builder passed on all costs, and the RWA is struggling to manage it. So, yes, it can definitely be a burden. Always ask for a detailed breakup before booking.
Yaar, I get the skepticism, but even a little bit of green space in a dense city like Delhi is a blessing. Not everything is about direct ROI. Think about the air quality, the mental peace, a small area for kids to play. Sathi Apartments might not have acres of forest, but if they maintain even a decent patch, it adds to the quality of life. And eventually, quality of life does influence resale value, maybe not exponentially, but it's a definite plus point for families looking for a home.
Sahi baat hai! In a city like Delhi, even a small park or a well-maintained common garden is a luxury. Especially with the pollution levels, any bit of greenery helps. Many projects around Alaknanda boast of green cover, and people definitely pay more for it.
Quality of life is great, but not at the cost of my EMI. Builders charge a premium for 'green' features that barely exist.
Totally agree with the post. Most builders do this 'green washing' nowadays. They show lush gardens in 3D renders but on site, it's just a concrete jungle with a few token trees. It's more about marketing than actual liveability or increasing property value significantly. Mera friend Anand Vihar mein ek project dekh raha tha, same story.
Exactly what I was thinking! Sathi Apartments mein 'green space' bolke bas choti si lawn aur do-teen pot plants dikhate hain. ROI toh door ki baat hai, lagta hai bas brochure mein achha dikhane ke liye hai. Maintenance charge mein yeh sab ka bill bhi add ho jaata hai, which is a major concern for first-time buyers like us.
