Builder promises in Delhi are getting ridiculous, especially with amenities. I'm looking at Sathi Apartments for investment, but the brochure vs. reality gap scares me. I work in real estate; I know the spin. But buying for myself is different. Has anyone taken possession? Are promised amenities, like the clubhouse, actually functional or just ghost facilities? Worried about construction quality too – cracks, seepage later really hit resale and tenant attraction. Is that premium for 'amenities' even worth it?

Delhi NCR mein abhi market conditions thode tricky hain. Builders amenities ka promise karke premium charge karte hain, but delivery mein hamesha shortfall hota hai. Sathi Apartments ke case mein bhi yahi lag raha hai. Investment ke liye dekh rahe ho toh rental yield aur resale value ka bhi sochna padega, aur ghost amenities ke saath ye dono affect honge.
Amenities aur construction quality, dono hi big questions hain. Sathi Apartments ka RERA registration status kya hai? Aur unhone jo possession date di hai, wo realistic lag rahi hai ya bas hawa mein baatein hain? Agar RERA mein details clear nahi hain, toh samajh lo kuch gadbad hai.
Construction quality agar aisi hai toh baad mein bahut dikkat aayegi. Waise Sathi Apartments ka current price per sqft kya chal raha hai? Budget mein aa bhi payega ya nahi?
Maine do mahine pehle site visit kiya tha Sathi Apartments ka. Construction quality dekh ke thoda doubt hua. Walls mein finish itni achhi nahi thi, aur kuch jagah toh plaster bhi theek se nahi laga tha. Amenities ka toh bas blueprint hi dikhaya, physical kuch bhi nahi tha. Premium price charge kar rahe hain, but quality matching nahi lag rahi thi.
RERA mein registered toh hai Sathi Apartments, but jo timeline dikha rahe hain, wo seems very optimistic. Last update mein bhi koi significant progress nahi dikha. Possession date extend hone ke chances bohot high hain, jaise Delhi ke baaki projects mein hota hai.
Totally relate! Humne bhi ek project dekha tha last year, bade bade daave the ki gym, spa, cafe sab hoga. Jab possession ka time aaya toh bas ek chhota sa room tha jahan kuch rusty machines padi thi. Builder bolta hai abhi development chal raha hai. Ek saal ho gaya, kuch nahi hua. Ye amenities ka naam sunte hi ab toh hassi aati hai. Sathi Apartments mein bhi yahi hone ka poora chance hai, bro. Careful rehna.
Yaar, exactly my thoughts! Builder promises are just marketing fluff these days. Sathi Apartments ka brochure dekh ke lagta hai sab kuch top-notch hai, but andar se darr lag raha hai ki kahin phans na jaaun. Amenities toh sabse pehle ghost ho jaati hain.
Sahi keh rahe ho. Mera friend Alaknanda mein ek project mein phans gaya tha, clubhouse ka bas structure khada hai, swimming pool mein paani kabhi bhara hi nahi. Sirf extra maintenance charges lete rehte hain. Sathi Apartments mein bhi same scene na ho jaye.
