₹1.5 lakh extra for repairs post-possession, that's what I'm hearing for Sathi Apartments. I'm based in Dubai, so site visits mushkil hain. Investor view se, yeh construction quality issues like minor cracks and seepage after just a year, will they seriously impact future resale value? Aur tenants ko attract karna mushkil hoga kya? Already worried about the builder's track record. Any ground reality check about their after-sales support ya snag resolution for Sathi Apartments? This is frustrating for an NRI investor. What did others do about hidden repair costs?

Hidden repair costs are a pain, experienced it myself with a property in Alaknanda. But sometimes, these 'minor cracks' can be cosmetic. The real concern is structural integrity and persistent seepage. Did anyone get a pre-possession inspection done for Sathi Apartments? That usually helps identify issues early on.
Wahi toh dikkat hai. Bahut builders allow nahi karte proper pre-possession inspection. Ya phir itna last minute hota hai ki time hi nahi milta for detailed check. Hum first-time buyers ko toh pata bhi nahi hota kya check karna hai.
Pre-possession inspection karwaya tha, but builder ne bola 'final finish ke baad sab theek ho jayega'. Classic excuse.
This is a classic example of why the Delhi-NCR real estate market is so tricky right now. Buyers are already hesitant due to high interest rates and oversupply in some areas. If a project like Sathi Apartments gets a reputation for poor quality and hidden costs, it's going to be a huge red flag. Resale value will definitely take a hit, and tenants will always find better, newer options. Investors need to be extra careful, especially with builders who have a history of cutting corners.
Bhai, ye toh common problem hai. Builder log bas project sell karke bhool jaate hain. Sathi Apartments se expect hi kya kar sakte ho.
Sahi keh rahe ho! Main bhi Sathi Apartments consider kar raha tha. Lekin builder ke after-sales support ki baat sunke darr lag raha hai. Kya kisi ko pata hai inka RERA status kya hai aur unhone kitne projects time pe deliver kiye hain? Is there any official complaint platform for these issues?
Exactly! My cousin bought a flat from the same builder (different project, but same group) near Aram Bagh a few years back. Possession mila 2 saal late, aur phir unhone bhi ₹1 lakh se zyada kharch kiya plumbing aur painting pe. Builder ne bola 'ye toh standard wear and tear hai'. RERA complaint bhi ki thi but koi khaas action nahi hua, bas builder ne patch-up karwa diya. So, unfortunately, your concerns about their track record are valid.
U2, RERA pe inke ek do projects pe complaints hain. Sathi Developers ka naam badla tha pehle. Time pe delivery toh mushkil hi hai inke liye. After-sales support toh bhool hi jao, they just pass the buck.
Yaar, this is exactly what I was worried about. Sathi Apartments ka naam toh suna tha, but these post-possession issues are a nightmare for first-time buyers like us. ₹1.5 lakh extra is a huge chunk of our budget, especially when we're already stretched thin. Resale value ka toh sochna hi mushkil ho jayega agar cracks aur seepage ki complaints aati rahengi. NRI investor ki tension toh samajh sakta hoon, yahan rehte hue bhi builder ko pakadna mushkil hota hai, Dubai se toh aur bhi tough hoga. Builder ka track record pehle se hi daagdar hai, I heard similar stories from a friend who bought near Anand Vihar.
