Sattva Aqua Vista amenities vs. reality — need real talk

My lease ends in 3 months aur abhi tak final nahi kar paya. I work in real estate, toh I know builders ki marketing kitni glossy hoti hai. But buying for myself is a different ball game, yaar. Sattva Aqua Vista mein ek flat dekha tha, amenities list toh lambi hai. But genuine feedback chahiye clubhouse aur gym use kitna hota hai? Ya bas show-off ke liye hai? Matlab, daily use hota hai ya ghost facility hai? Aur maintenance charges ka kya scene hai? Builders high charges quote karte hain, but actual service, security, cleaning kaisi hoti hai? Is it value for money, ya bas paise kharch ho rahe hain? Building feel kaisi hai, community banti hai ya bas log aate-jaate hain? Anyone living there, please share your real experience. Am I overthinking this?
