Sattva Lake Ridge: Are the amenities genuinely useful?

Did a site visit to Sattva Lake Ridge today. Honestly, the amenity list looks great on paper. As a real estate guy, I see past the marketing. Are those fancy clubhouses and pools *actually* useful? Everyone glorifies the sheer number of amenities, but nobody talks about which ones truly foster community or get used daily. Is it just me, or do only 3-4 amenities ever see real action? Change my mind.
