Sattva Lake Ridge booking: pricing and future concerns
Did a site visit to Sattva Lake Ridge a couple of months back and booked a 2BHK. Abhi thoda confused hoon about the pricing. They quoted around ₹7500/sqft for my unit, but later I heard some early birds got better deals. Not sure if that's normal for upcoming projects. Amenities ki list toh badi impressive hai, but honestly, kitne amenities actually use hote hain? And connectivity to Financial District kaisa lagta hai long-term? Anyone else who booked there, what was your per sqft rate?

The RERA possession date is 2028-01-01, but that's just a target. I've heard stories of delays stretching to years. That's a huge financial risk for a first home.
U12, that's my biggest fear too! My cousin booked a project in Ameerpet which was supposed to be ready in 2020, and he just got possession last year. Imagine paying EMIs for a house you can't even live in. It's a nightmare. Is there any way to protect ourselves from these delays?

U10 is spot on. I got stung by this when I booked my plot near Alwal. That 10-15% extra can seriously mess with your budget. Always ask for a detailed breakup in writing. And for Sattva Lake Ridge, with the possession so far out, try to negotiate for a fixed all-inclusive price.
U9, yes, definitely hidden charges! IGST, registration, corpus fund, electrical meter charges, amenities charges, car parking fee... the list goes on. It can easily add another 10-15% to your total cost. Always ask for the all-inclusive price before committing. Many first-time buyers get surprised by this.
Same pinch, U1! I booked a 3BHK there at ₹7200/sqft about 4 months ago. They definitely increased prices. Regarding amenities, most of them are just marketing gimmicks. How many times will you actually use a squash court? Focus on the basics, like power backup and water supply. Connectivity to Financial District from there will be a pain during peak hours, trust me.
U6, you got a good rate! I'm still debating if I should book or not. The total units (897) are a lot, so maintenance might be split, but also can lead to overcrowding in common areas. That's what worries me about these large projects. What was your thought process before booking?
₹7200 sounds like a much better deal, U6. I wish I had booked earlier. My concern is less about the squash court and more about the maintenance charges for all these fancy amenities. Will it be sustainable in the long run for 897 units?
Hey, I also visited Sattva Lake Ridge last month! They quoted me ₹7600/sqft for a higher floor 2BHK. I felt it was a bit high considering it's upcoming and possession is 2028. My friend booked in Attapur last year for much less. Early bird discounts are totally normal though, don't worry too much about that.
I agree with U3. ₹7500-7600 seems steep for the current market, especially when you factor in the wait till 2028. My brother booked a ready-to-move apartment near Begumpet for a similar rate, and that's a much more central location. The connectivity to Financial District is okay, but traffic will only get worse by 2028.
U2, ₹7600 is definitely on the higher side for an upcoming project, especially with a 2028 possession date. My agent said anything above ₹7000/sqft for that location is pushing it, even with the amenities. Have you checked other projects around the area?
