Did a site visit to Sattva Lake Ridge last weekend. Upcoming project hai, but location aur plans achhe lage. Main soch raha hoon ki actual mein yahan rehna kaisa hoga? Matlab, papers pe toh sab accha lagta hai. Koi bata sakta hai daily life experience kaisa hai for an end-user? Schools aur hospitals kitne paas hain? Aur office commute ke liye time kitna lagta hai Gachibowli se? Parents keh rahe hain neighborhood dekh lo, I'm honestly not sure.

My parents also asked me to check the neighborhood properly. Sometimes, upcoming projects are in areas that are not fully developed yet. Shops, convenience stores, local markets, yeh sab kitne paas hain? Sirf fancy amenities se ghar nahi chalta. Aur security ka bhi dekhna padega, especially if it's a bit isolated now. I saw a project near Ameerpet, the area was super crowded but everything was nearby.
Security is a huge factor, especially for families. Agar neighborhood abhi underdeveloped hai, toh night mein safety ka issue ho sakta hai. Builder ki security toh gate tak hogi, but uske bahar ka bhi sochna padta hai. Mere cousin ne ek place liya tha, usko baad mein bahut regret hua because of bad roads and no street lights nearby.
Totally agree with checking the neighborhood. Hyderabad mein market conditions abhi bhi strong hain, but new areas mein appreciation thoda slow ho sakta hai agar infrastructure development saath mein na ho. Kya aapne wahan aas paas ki kirana shops ya local transport options dekhe?
Sahi baat hai, convenience bahut important hai. Mere dost ne ek property li thi Alwal mein, bahut andar thi, grocery ke liye bhi gaadi nikalni padti thi. Daily life mein yeh sab choti choti cheezein bahut irritate karti hain. Agar project mein hi commercial space hai toh thoda better ho sakta hai, but that also adds to maintenance.
Dekho, Sattva ka track record mixed hai. Kuch projects time pe diye hain, kuch mein delays hue hain. Important hai ki builder ka RERA number check karo aur past projects ke reviews padho. For schools, usually new developing areas mein initial years mein options kam hote hain, but with time they come up. Gachibowli commute ke liye, if it's near ORR, it's manageable, maybe 30-40 mins. Otherwise, traffic is a nightmare.
I visited Sattva Lake Ridge too! The plans looked good, especially the amenities. The sales team was promising a lot. But my main concern was the water situation in that area, especially since it's near a lake. Also, the total units are 897, which is a huge community. Maintenance charges bhi dekhna padega.
897 units! That's almost 900 families. Parking, security, lifts, sab pe load aayega. Ek baar Banjara Hills mein ek bade apartment complex mein gaya tha, wahan toh lift ke liye bhi wait karna padta tha. Yeh sab daily life mein bahut matter karta hai, especially for first-time buyers like us.
Water problem is a valid point. Hyderabad ke kai areas mein summer mein issue hota hai. Bade projects mein borewell pe depend karte hain, but uska long-term solution kya hai? Kisi ne builder se is baare mein poocha kya?
Bhai, Sattva is a big name no doubt. But upcoming projects mein always thoda risk rehta hai. Possession date 2028-01-01 hai, kaafi dur hai abhi. Price kya quoted kar rahe hain? Mere friend ne Attapur mein dekha tha, wahan bhi rates high the for upcoming projects.
Sahi keh rahe ho, 2028 bahut lamba hai. Waise, Gachibowli commute ke liye, agar project Outer Ring Road ke paas hai toh theek hai, warna internal roads pe bahut traffic hota hai. Especially during peak hours, 15-20 km bhi 1.5 ghante lag jaate hain. Mera office Gachibowli mein hai, so this is a big concern for me.
Exactly! 2028 is a long wait. Aur delays toh common hai builders ke saath. I'm also looking for something in the same budget range but prefer ready-to-move ya near possession. Kya aapko specific schools ya hospitals ke baare mein pata chala wahan?
