Since booking Sattva Lake Ridge two years ago, I'm just so done with the constant delays. Builder ne bola tha March tak possession, abhi tak OC ka naam nahi. Matlab, advertised price se kitna upar ja raha hai total cost, with all these hidden charges popping up near possession. Has anyone else faced such a gamble with upcoming projects in Hyderabad?

My parents booked a flat in Banjara Hills back in 2018, builder promised possession by 2021. It's almost 2025, and still no sign of OC. Every few months, there's a new reason – labour shortage, material price hike, government approvals. The worst part is, the rent we are paying is eating into our savings, and the EMI has started. It's a double whammy. I feel your pain, 'Lake Ridge' waale bhai. This whole process is designed to extract maximum money and patience from the buyers.
Similar situation in Begumpet too. A project I was eyeing got delayed by over 3 years. The appreciation was good, but the mental stress and financial strain of paying both EMI and rent is just too much. Sometimes, it feels like it's better to buy a ready-to-move-in property, even if it costs a bit more upfront.

Is Sattva Lake Ridge RERA registered? If yes, what's the RERA ID? We should all start reporting these issues to RERA if the builder is not adhering to the terms. That's the only way to hold them accountable.
RERA complaints are good, but the overall market sentiment in Hyderabad is still strong, which sometimes makes builders a bit complacent. Demand is high, so they know buyers will eventually come around, even with delays. This doesn't excuse their behavior, of course.

Filing a complaint with RERA is definitely an option, but be prepared for a long process. Sometimes, builders prefer to settle directly when they see a formal complaint. Gather all your communication, payment receipts, and the booking agreement. That's your best bet.

Totally relate! My friend booked in Sattva's other project near Attapur, same story. Delays ke upar, they started asking for 'infrastructure development charges' and 'utility setup fees' jo pehle kabhi discuss nahi hue. Aapke case mein exact hidden costs kya hain, thoda detail mein bata sakte ho?
