Possession was in March for my 3BHK at Sattva Lake Ridge. I'm curious about the investor vs. end-user ratio. Does it affect community life? What's the overall resident word-of-mouth?

That's good to hear, U5, but what's the ground reality? Does anyone have actual occupancy numbers or an idea of how many units are still up for sale? I'm looking at a 2BHK too, and the prices seem to be holding up, but community is key for me. Is the possession really done for everyone?

Yeah, I've noticed the 'To Let' signs too, especially around Begumpet and Ameerpet, where new projects often see a rush of investors. Hyderabad market conditions are good for rentals right now, so investors are keen. This might mean higher churn of tenants in Lake Ridge. The builder, Salarpuria Sattva, has a track record of good locations but sometimes that attracts more investment than end-use.
Possession started in March, but some blocks are still pending. RERA status is mostly complete.
Guys, chill karo thoda. Salarpuria Sattva is a reputable builder, established since 1986 from Bengaluru. They usually maintain good standards. Investor ratio might be a bit high initially, but once people start moving in, it balances out. Focus on the quality of construction.
Same boat, U1! I also booked here, 2BHK. My biggest fear is ki agar zyada investors hue toh rentals ka chakkar hoga and community vibe will be missing. Heard stories from other projects where amenities are underutilized.
Exactly! My friend bought a flat near Alwal, same builder type situation, and most of the building is rental. Residents don't participate in society meetings, maintenance becomes an issue, and you don't feel that sense of belonging. It's a real concern for Lake Ridge too, especially with Salarpuria Sattva's reputation for picking prime spots that attract investors.
Totally agree, U2! Investor flats often stay empty or get rented out without much care for the society rules.
