Two years ago I'd have laughed at these prices, but now I'm seriously looking at Salarpuria Sattva's Lake Ridge in Tellapur. For a 3BHK, prices are hovering around ₹1.5Cr, which is steep. My main concern is the investor-to-end-user ratio there. Does it feel like a proper community, or more like a ghost building? Also, how's the long-term maintenance of amenities? Has Salarpuria Sattva handed over RWA control smoothly? Any known RERA non-compliance issues for Lake Ridge specifically? Heard some builders have issues with OC or completion certificates. Any insights would be helpful.

Yaar, 1.5 Cr for a 3BHK in Tellapur? That's seriously pushing it. My biggest fear is exactly what you said, investor-driven society. It just doesn't feel like home then. Plus, Salarpuria Sattva is a big name, but sometimes even they cut corners, right?
