That's still a long way, and for an 'upcoming' project with almost 900 units, delays are very common in Hyderabad, especially with builders pushing so many projects simultaneously. Their track record with previous projects has been mixed, some delivered on time, others significantly delayed.

Many builders are launching projects on paper and then struggling with execution or approvals. I heard about their project near Begumpet which got delayed by over 2 years. So, even with a strong name, 'upcoming' projects are a gamble. You're basically funding their project for years.

I've had a nightmare with another builder in Attapur. Booked a flat there almost 3 years ago, possession was promised in 2024, now they're saying 2026. The initial 'pre-launch discount' feels like a trap when you factor in the extended EMI payments and lost rental income. For Sattva Lake Ridge, with 897 units and a 2028 possession, do they even have all approvals in place? What's the RERA status and expected completion date as per RERA?

Totally feel you, bhai! I also invested in a similar 'upcoming' project near Alwal last year, expecting quick gains. Prices went up on paper, but when I tried to explore selling, the offers were barely above my buying price. Builders just hike the listed price, but the market doesn't always reflect it for these early stages. It's frustrating for first-time buyers like us.
