Did a site visit to Sattva Lake Ridge on Saturday. Honestly, the show flat looked impressive, but I'm worried about the actual carpet area for a 2BHK. My budget for this first home is around ₹78L. It felt a bit compact, especially the living room. Builder ne toh bahut features bataye, but daily life mein yeh layout practical lagega kya? Is it genuinely good to live in, ya sirf paper pe hi accha hai? Any current owners, does the space feel efficient?

I'm also a first-time buyer and facing similar dilemmas. My budget is slightly lower, around ₹70L. I've noticed that for this price range, most 2
Bhai, be very careful with upcoming projects, especially with a possession date of 2028-01-01. That's almost 4 years away! Sattva has a history of delays in some of their other projects in Hyderabad, like that one near Alwal a few years back. Plus, 897 units is a massive project. Imagine the construction noise for years. My friend bought in Attapur, same builder, got possession 1.5 years late. Always check the RERA details for past projects to see their track record.
While it's true builders have delays, sometimes the location and future appreciation make it worth it. Sattva is a big name, so there's some reliability. But yes, 2028 is a long wait. Maybe they are trying to manage expectations with a longer timeline from the start. Have you checked out projects in Uppal or even Begumpet? They might offer more space for that budget, though connectivity might be different.
So, any alternatives in that budget range you'd recommend with a better track record?
You're spot on! My cousin booked a flat near Ameerpet from a well-known builder and faced a 2-year delay. These long possession dates are always risky. Plus, hidden charges later on can really mess up your budget.
Hmm, I visited too and while the carpet area felt snug, the location is a big plus, right? Near Gachibowli connectivity is great. But I do wonder about the amenities – are they actually going to deliver on all those fancy clubhouses by 2028? That's still so far off.
Totally agree with U1! ₹78L for a 2BHK and it feels compact? That's a huge red flag for first-time buyers like us. Hyderabad mein options bahut hain.

Yeah, the carpet area is a concern. What about the price per sqft they quoted you? For ₹78L, I'd expect better space. Did you ask about the exact super built-up vs carpet area breakdown?
Haan bhai, same feeling! Living room toh bilkul chhota laga. Daily use ke liye mushkil hai.
