posted on 11 MaySattva Lake Ridge: Layouts vs. Livability
My landlord hiked rent again last month, fed up of renting now. I'm seriously looking at Sattva Lake Ridge. The sample flat looked decent, but I'm worried about usable space. Do the actual floor plans and carpet area feel efficient for a family, or is it mostly wasted space? Also, what about school proximity and daily amenities nearby? Is it genuinely good for living, or just looks good on paper?

The market is quite volatile right now, with interest rates still a bit high compared to a year ago. For Sattva Lake Ridge, the current price per sqft is around X (hypothetical, as not provided, let's say 5800-6200). For an UPCOMING project with possession in 2028-01-01, this seems to be on the higher side unless the location offers significant appreciation potential. Make sure to compare with ready-to-move projects in similar developing areas to get a real sense of value. And to answer U9, it's not exactly next to Alwal or Ameerpet; it's a bit further out, which is why the price might seem attractive initially.
Following this thread closely! My biggest worry is the 'usable space' part. Is the carpet area really what they show, or is it just super built-up area on paper? And what about the actual amenities like a good grocery store or clinic nearby? The brochure always shows everything, but ground reality can be very different. Did anyone check the surrounding infrastructure?
Honestly, I'd be very cautious with Sattva Lake Ridge. I've heard mixed reviews about Sattva's previous projects, especially regarding finishing quality and post-possession service. While the designs might look sleek, sometimes the execution can be a letdown. And with 897 units, imagine the maintenance issues and overcrowding later on. Always check their RERA history for past projects.
So, did anyone actually book here after all this discussion? What happened next with your decision, U1? I'm curious to know if the concerns about space and delays were addressable for you.
Good point about builder reputation. I agree, large projects like 897 units can be a double-edged sword. On one hand, more amenities and community, but on the other, more chances for delays and maintenance headaches. The key is to check if they have a dedicated facility management team and what their track record is on resolving issues. It's a balance of pros and cons.
Same boat, yaar! My rent also shot up, and now I'm just tired of throwing money away. Sattva Lake Ridge looked promising online, but I haven't visited yet. The thought of buying feels so overwhelming with so many hidden costs. Is anyone else worried about the possession date being so far, like 2028? What if there are delays?
Yes, 2028 is quite a wait! And location matters a lot for amenities. Is Sattva Lake Ridge close to any major areas like Alwal or Ameerpet, or is it way out in the outskirts? That impacts school and daily commute big time.
Delays are a real concern, especially with UPCOMING projects. I booked a flat in Attapur two years ago, and the builder has already pushed the possession date twice. It's mentally exhausting. With Sattva Lake Ridge, since it's 2028, be prepared for potential extensions. Always factor that into your financial planning.

Haan bhai, carpet area is always a concern. Builders often inflate super built-up. For Sattva Lake Ridge, make sure you get the RERA carpet area details in writing. As for schools and amenities, the area is developing, so don't expect everything to be right next door just yet. It's an upcoming area, so give it some time.
Totally understand your frustration! Rent hikes are brutal. Regarding usable space at Sattva Lake Ridge, I felt the same. The sample flat looked good, but some of the 2BHK layouts seemed to have weird corners that might be difficult to furnish efficiently. Check the exact dimensions very carefully.
