Sattva Lake Ridge: My budget vs reality

Under-construction projects always seem to have so many hidden costs. I'm looking at Sattva Lake Ridge (UPCOMING) in Hyderabad for investment, but honestly, pricing samajh nahi aa raha. They quoted around ₹7800/sqft for a 2BHK, but I'm really worried about the *actual* total cost. Is this basic rate mein parking, PLC, amenities, GST, registration, electricals, sab included hai? Ya phir baad mein bahut saare extra charges lagte hain? My parents keep saying builders always hide these things. What's Sattva's track record with final delivery cost vs initial quote? As a first-time investor, I'm trying to figure out if the capital appreciation will cover these potential surprises. Any past experiences with Sattva projects, especially around the final total cost?
