Did a site visit to Sattva Lake Ridge last month, and honestly, I'm a bit concerned. Builder ka track record on delivery for their other Hyderabad projects, it's not great, yaar. My ROI calculations for this upcoming project were based on a specific possession timeline, but ab lag raha hai they'll push it. Already pre-launch price se kaafi upar aa gaya hai, but agar delivery mein 1-2 saal aur lag gaye, toh kya point hai? Rental yield bhi affect hoga badly. I've seen this pattern before, where delays kill the initial capital appreciation. Not sure if it's still a good bet for long-term wealth creation.
